A strong entry answers the requirements of its chosen category with clear evidence—not a generic portfolio used everywhere.

Development, architecture, interior design, real estate, leadership and engineering are different achievements. Their requirements should be different too.

    Eligibility review

    The nomination and selected category are checked before an approved portal account is activated.

  2. 02

    Category-specific entry

    The portal presents requirements aligned with the chosen category while retaining common project and entrant information.

  3. 03

    Submission review

    The entry is considered using the information, evidence and presentation supplied for that category.

  4. 04

    Result communication

    Official outcomes are communicated through Caspian Property Awards channels.

01 / CATEGORY FIT

What strong criteria examine.

Development

Brief, market purpose, location, layout, finish, user experience, safety, sustainability, innovation and delivery.

Architecture

Design response, context, form, spatial quality, material decisions, technical resolution and environmental performance.

Interior design

Client brief, concept, planning, materiality, detailing, lighting, functionality, accessibility and experience.

Leadership & engineering

Defined responsibility, decisions, measurable outcomes, governance, problem-solving, team impact and professional contribution.

Each official category may ask more specific questions. An entry for high-rise development, for example, should explain commercial and delivery achievement; an entry for high-rise architecture should concentrate on architectural quality and design resolution.

02 / EVIDENCE

Make the work easy to understand.

  • Answer every requirement in the order provided.
  • Use labelled plans, photographs, diagrams, figures and concise supporting text.
  • Explain challenges, decisions and outcomes rather than relying on promotional claims.
  • Identify what was delivered by the entrant and what was delivered by collaborators.
  • Use measurable results where they are available and relevant.

03 / INTEGRITY

Confidence in the process.

Potential conflicts should be declared and entries should be considered on the material submitted for the relevant category. Identifying information may be removed where appropriate to support merit-based review.

Confirmed jurors and formal judging details will be announced by the programme when finalised. Caspian Property Awards will not publish unconfirmed names.

Entrants remain responsible for the accuracy of submitted claims and for having permission to use all supplied images, plans, trademarks and project information.
